We don't do high rise apartments.

Our homes are designed to be smart. Every home is built to Passivhaus standard, meaning minimal energy costs with the latest smart “age’ tech is integrated, reducing the cost of care.

 

All our locations are hand-picked for their stunning natural beauty and connection with nature. But close enough to local amenities and places for interesting days out.

 

We believe belonging to a community in a caring environment should not be prohibitively expensive. At SageHaus Living we explore every efficiency to ensure that our residents ongoing costs are realistic and deliver value for money.

Moving to a retirement village was traditionally seen as a negative and downward move, ‘downsizing’, normally to an unfamiliar urban location and small apartment a world away from your lovely peaceful family home.

 

However, at SageHaus Living – we like to call it “Right Sizing” – moving to the right home at the right time of your life but without the compromise. Everything you had at your last home, your own front door and your own private garden stays the same. With SageHaus Living you decide how it works, with complete independence to live the life you already enjoy.

You buy and own your own home in a beautiful and secure environment, within a vibrant community of likeminded people. Your pets can move in with you, and your family and friends are welcome to visit and stay at any time just like they used to.

 

Every cottage or bungalow is sold on a leasehold basis on a lease of up to 250 years. It is your home, held as your own asset, which you are free to sell at any stage on the open market, meaning you can enjoy the benefits of a continued investment in a property of your own.

Integrated Retirement Communities (IRCs) are specialist housing schemes for the over 65s. They combine private, age-appropriate homes with on-site support services and shared amenities designed to make life easier for you as you age.

It certainly is not a care home, and the focus is on ensuring you live as independently for as long as possible. Each home has been designed to evolve with you, so is built to allow for any care needs you may have in the future, as well as the latest smart age tech to provide that extra bit of reassurance.

You own your own private home whilst enjoying a lifestyle that all the onsite facilities and programs provide with a restaurant, bar, wellness facilities, 24-hour concierge.

We do. SageHaus Living retains the freehold and manages all aspects of the village, from staff and care partnerships to facilities, maintenance, and resident services. This ensures consistently high standards and a responsive, resident-focused experience.

On joining the SageHaus Living retirement scheme, our care partner The Good Care Group will undertake a Care Needs Assessment to tailor a care package that fits your existing care needs exactly. However, we know that your needs may change over time. This is why, should you need it, the care you receive may be increased if your needs or circumstances change.

In addition to the purchase price of your home, there are two key costs to understand:

 

  1. Service charge.

 

This covers the day-to-day running of the community, including staffing, building management, maintenance of communal spaces, and access to on-site facilities.

We work hard to keep this charge as low and manageable as possible, while ensuring high-quality services and well-maintained surroundings. A full breakdown of service charge costs is available on request.

 

  1. Exit Fee

 

Unlike many operators, SageHaus Living does not load the upfront purchase price with the substantial investment required to create the communal areas and shared facilities.
This allows us to offer homes that are more cost-effective at the point of purchase, particularly when compared with other Integrated Retirement Communities (IRCs).

Similarly, we keep service charges as low and manageable as possible. We do this by avoiding the inclusion of long-term costs related to maintaining buildings, facilities, landscaped grounds, and the replacement of furniture, fixtures, and fittings.

Instead, we recover a portion of these communal costs through an exit fee, payable upon the future sale of the property. This fee is calculated as a percentage of the resale price and is pro-rated based on how long you have lived in the home.

This funding model allows us to maintain the village to a consistently high standard, without placing unnecessary financial pressure on residents during their time with us.

Yes — all homes are sold on a long leasehold basis. You own your home and can sell it at any time, just as you would on the open market. Any future buyers must meet the age criteria and be approved by SageHaus Living.

Our homes are available to individuals or couples where at least one person is aged 60 or over. We welcome both single buyers and couples — married or otherwise — and we’re happy to discuss your circumstances during the enquiry process.

Absolutely. Your home is your own — friends and family are welcome to visit and stay. Guest parking is available on site, and there are bookable spaces for private dining or special occasions.
Yes — we know how important pets are to a sense of home. We welcome well-behaved pets in many of our properties and will work with you to find a suitable home that accommodates your companion.
Yes. While each home comes beautifully finished, you’re free to make it your own. From wall colours to furniture layouts, you can create a space that feels truly personal.
Our care partner, The Good Care Group, will conduct a tailored care assessment when you move in. If your needs change over time, care can be scaled up to suit — without needing to move elsewhere.
Yes, our concierge and emergency response services are available 24/7. Scheduled care is delivered in-home, and support can be arranged on a short- or long-term basis.
Yes. Our private minibus service runs regular trips to nearby shops, restaurants, health appointments and days out. Additional transport options are available on request.
You’re free to sell your home at any time. SageHaus Living can assist with the resale process, and your property will be marketed to eligible buyers. Any capital gains are yours, minus the agreed exit fee.
